Yes web sites like Zillow.com, Realtor.com provide basic information on the homes that are available right now. You find it very challenging when you find a home that you really like already under contract with a different buyer. Sometimes the information provided by those sites inaccurate (Taxes or information about schools). You also don't have access to the documents like sellers disclosure or lead base paint disclosure. All this information located only on multiple listing service or MLS. Only licensed professionals have access to that information. Myth #2: Negotiations sound very simple especially if you making a low offer. Making a low offer always a good strategy when you buy something on Craiglist but it doesn't work in real estate. It's a complicated set of rules, contract laws and real estate laws involved in the transaction that you can negotiate and get the best possible deal. You can ask for a seller assist or home warranty. Myth #3: You can negotiate best deal at the inspection. The inspection report contains 40 to 50 pages its describes all the negative items on the property. It's important to understand building codes and have experience rereading these reports. Simply requesting everything on the report you will scare sellers and the most likely transactions will fall through. You have to understand what health issues, what safety issues and make only necessary requests. Myth#4: It's cheaper to buy without an agent. A buyers agent can save your money. You don't pay buyers agent commission. Listing agent split he's commission with a buyers agent. Myth#5: You want to be in control. Real estate transaction involves many different specialists from inspector to a mortgage broker, real estate attorney, building inspector. All these people will work as a team in order to get you to the closing table. We have to set an appointment at the right time. Myth #6: I would like to real estate attorney represent me. Yes, we have a real estate attorney to review the file, prepare the deed and transfer title from the seller to the buyer. Real estate attorney doesn't have so much knowledge in the local real estate market, they don't have the ability to show homes and prepare the market analysis. They will not help you with negotiation only skilled and professional can help you achieve your goal and buy your dream home.
